Single-Family Homes Keep Getting Bigger
Many builders insist that the McMansion Era is over, yet the median size of American single-family homes keeps steadily increasing. New homes now have a median size of 2,485 feet, the largest in the 40 years of record keeping. That’s up significantly from 2013, when the stock of all owner-occupied homes in the U.S. had a median size of just 1,800 square feet.
Believe it or not, the median size of a single-family home in 1973 was just 1,525 square feet – and a paltry 1,000 square feet in the 1950s. In a recent NAHB survey, builders listed some of the ways they’ll meet the demand for more square footage this year:
- Walk-in closets in the master bedroom
- Separate laundry rooms
- Kitchen islands
- Walk-in pantries
The builders surveyed agreed that great rooms and front porches are still in high demand. Look for front porches to outpace both patios and decks this year.
The desire for more elbowroom has been partly driven by media. Granite countertops and kitchen islands were a staple of many 1990s TV shows, which helped popularize them across the country. And reruns of The Andy Griffith Show made us all hanker for a front porch because everybody in Mayberry had one. A front porch is a place where neighbors can gather and gossip – at least compared to the tucked-away seclusion of a backyard patio.
The reality, of course, is that Andy and Aunt Bea lived in cramped quarters compared to today’s new executive homes. Buyers may crave more space, but they still want a welcoming environment that Floyd and Opie could appreciate
